The design process
(1) The first step in the design process is to develop a clear brief with you. This records your requirements and expectations before we provide an outline fee for our services and give an initial indication of the building cost.

(2) Next, we’ll develop your design. Because we have a solid knowledge of construction, detailing, procurement and statutory regulations you can be sure of effective design and management from the start. This ultimately reduces the risk of delay and extra cost.

New build projects often require a topographical survey to record boundaries and levels. For buildings requiring adaptation, you’ll need a measured building survey; this shows existing plans, elevations and sections of the building. Depending on your preference, we can provide these surveys in house or arrange for them to be done by third parties.

(3) As your design progresses, we’ll confirm the building cost. If it would help you, we can also produce 2D and 3D illustrations to help you visualise the completed design.

(4) Finally, we’ll write a specification and prepare the schedules of work required to obtain tenders. We also prepare and submit the planning and building regulations applications.
